✔ Income must be 2.5x’s the rental rate (doesn’t matter how many applicants)

✔ No Evictions within last 7 years 

✔ Section 8/HUD or other Housing Assistance Programs are welcome 

✔ No Felonies 

✔ W-2 for previous year 

✔ 2 months of recent paystubs (minimal exemption is 2 check stubs showing 1 month worth of income 

✔ Bank statement is welcome if direct deposit and cannot get check stubs on time from employer

✔ Needs to have 1 year employment

✔ Pets not promoted, but we will consider if applicant requests. Pet must be less than 25 lbs with a $500 non-refundable pet fee paid upon accepted application.
